Our £79 annual boiler service includes a gas tightness test, internal part check & clean-up, flue terminal inspection, boiler operations & controls check-up, and radiator heat check — plus a signed Gas Safe service record. Optional add-ons: Unvented Cylinder Service (+£35) and Central Heating Inhibitor refill (+£20).

A standard boiler service typically takes 60 to 90 minutes. If you add the cylinder check, allow around 2 hours in total. Our engineer will let you know if they spot anything that may take longer during the visit.

Yes — an adult (18+) must be present to give the engineer access to the boiler and any relevant pipework. They will also hand over your signed service record at the end of the visit.

Yes — most manufacturers (including Worcester Bosch, Vaillant, Ideal, and Baxi) require annual servicing by a Gas Safe registered engineer as a condition of keeping the warranty active. Our engineer issues a signed service record on the day that you can use as proof.

A Gas Safety Check (also called a CP12 or Landlord Gas Safety Record) is a legal requirement for all landlords in the UK. It confirms that gas appliances and pipework in the property are safe. Our Gas Safe engineer checks the boiler (and other gas appliances if present), tests the flue, and issues a signed certificate — valid for 12 months.

Yes. Under the Gas Safety (Installation and Use) Regulations 1998, landlords must have all gas appliances and pipework checked annually by a Gas Safe registered engineer. You must also provide a copy of the Gas Safety Certificate to tenants within 28 days of the check — or before a new tenancy begins. Failure to comply can result in fines or prosecution.

Yes — every CHP Home engineer holds a current Gas Safe registration. It is a legal requirement to work on gas appliances in the UK. You can verify any engineer's credentials at GasSafeRegister.co.uk using their licence number, which our engineer will provide on request.
